Honestly one of the tougher builds we've tackled. The client needed 45,000 sq ft of flexible warehouse space that didn't look like every other boring box on the industrial strip. We used exposed steel trusses spanning 120 feet with no interior columns - gives them complete freedom to reconfigure as needed.
The clients wanted something that felt carved out of the hillside rather than just sitting on top of it. We embedded half the house into the slope using board-formed concrete retaining walls that double as interior finishes. Saved a ton on materials and the thermal mass keeps heating costs way down in winter.
Richmond, BC - 28,000 sq ft
Ground floor retail with two levels of office space above. The tricky part was keeping the ground floor column-free for retail flexibility while supporting loads from above. Ended up with transfer beams that we honestly made into a design feature - exposed and painted in our signature orange.
Old machine shop from the 1940s that sat empty for years. Owner wanted to convert it to creative studio spaces without losing the industrial character. We kept everything we could - original timber trusses, brick walls, even the old crane rails. Just added insulation, new glazing, and a mezzanine level using salvaged steel beams from another demo project.

Port of Vancouver - 62,000 sq ft
Massive refrigerated warehouse right on the waterfront. Steel structure with insulated metal panels. The foundation work was a nightmare with the water table so high - we're using helical piles driven 40 feet down.
Whistler, BC - 4,800 sq ft
Mountain retreat that had to meet some seriously strict design guidelines. We're doing a lot of stone cladding sourced locally, paired with weathering steel panels that'll develop a natural patina over time. The site access is brutal but we're making it work.
